Platform Urban Apartments

Impactful Digital Media managed the marketing from June 2020 – July 2022. During this time, we increased the occupancy from 43% to 96%, allowing our client to complete the lease-up and sell the community.

Background:

Platform Urban Apartments is a 551 unit community in one of the most competitive markets in the US, San Jose. They partnered with Impactful Digital Media to manage their Paid Media and Local SEO in order to complete their lease up.

Goal: 

The initial goal was to increase the traffic at the community through Paid Media and Local SEO. At the time, the property was only generating 30 calls from Google My Business each month, and their overall physical occupancy was at 43%.

Strategy:

Google Ads: IDM launched a comprehensive strategy, focusing on prospecting and retargeting the communities floor plans, surrounding location, brand, competitors, and amenities with the proper structure and best practices. We analyzed the community and identified the keywords and proper messaging strategy to go to market with. We setup the account in order to produce the best ranks and quality score in order to produce the best CPA possible.

Meta Ads: We launched a full- funnel approach on Meta Ads focusing on prospecting to users showing an interest in ILS listings and Look-A-Like audiences based on users interactions with the communities site and prospect list. We also launched retargeting campaigns based on users interactions with the community site and pixel events.

Local SEO: After determining that the communities Local SEO strategy was putting their keywords head-to-head with the top ILS providers and had no map pack focused keywords, we altered the the keyword strategy, optimized their GMB listing, and started making Google post once a week.

Result:

Our traffic quadrupled within three months of launching this strategy. Our calls went from 30 calls to 117, per month. we increased the occupancy from 43% to 96%, allowing our client to complete the lease-up and sell the community.
